Busy shopping center undergoing new development and renovation

Marketplace at 5th Street is undergoing renovation
and construction of new buildings.

Yucaipa - In 1992 Brian Conroy bought his first building, then he bought a second and a third. Now Conroy owns the entire Marketplace at 5th Street shopping center located at the corner of Fifth Street and Yucaipa Boulevard.

And Conroy has ambitious plans to expand and renovate Marketplace into one of the finest shopping centers in the city.

Currently under construction is a 9,400 square foot building that will house a New York Style Chinese Buffet. The buffet will fill 5,000 feet of the building with the rest open to retail shops and merchants.

"We will start framing on Thursday (Sept. 4) and push for (completion) as soon as possible," said Conroy. When the building is finished it will have150-feet of open glass front and patio area, along with a water works design similar to that found in front of Yucaipa City Hall, said Conroy.

While new construction is underway, Conroy is also remodeling his existing buildings. "All the old facades are coming off and being replaced with new," he said.

Marketplace consists of nine acres. Of the nine acres, a two-acre site rises in elevation above and just east of the original seven-acre site.

When the two-acre site - currently under development - is finished, it will have two retail buildings totaling 20,000 square feet, Conroy said.

But he's got even more plans. "We will have all new paving with parking stripes, all new landscaping with a mountain theme, and a patio area with seating and water works," he said.

Marketplace currently has such tenants as a 99-Cent Only Store, Big Cheese Pizza, Washington Mutual Bank, and about 20 small merchants including a tropical fish store, beauty and barbershops, insurance office, and shoe store.

Conroy said what makes Marketplace unique is its location. It's located right on the corner of Yucaipa Boulevard and Fifth Street with five access points. "Traffic is busy along here," he said, adding that the modernization and improvements under way goes to support his tenants, and to keep up with the competition.

"It's important that we all support our local merchants," Conroy said. "They all live here, and we are all so big box store (consumers) that it's hard for the little guy. There's a lot of new development coming in, a lot of competition, but we've got a great location."
